Northeastern University sought to transform the first-floor common spaces of Davenport B, a high-traffic student residence hall, into a brighter, more comfortable, and functional environment for its residents. The university’s goal was to create a welcoming area that encouraged both study and social interaction, all within a tight summer construction window.
With just 2.5 months to complete the project before students returned for the fall semester, Flock Construction was tasked with delivering a seamless renovation that balanced design goals, technical upgrades, and scheduling demands.

Challenges & Solutions
Renovating an active university residence hall posed a series of challenges:
Tight timeline: The entire project had to be completed before fall move-in. Flock developed a highly coordinated schedule, sequencing trades efficiently to keep work moving.
Occupied campus: Even during summer, portions of the building remained in use. Our team minimized disruption by controlling noise and staging work strategically.
Material logistics: Lead times on certain finish materials required early coordination. Flock worked closely with Northeastern and suppliers to ensure everything was ordered, delivered, and installed without delays.

OUR WORK
The scope of work included both cosmetic and infrastructure improvements:
New flooring and paint to refresh the space and give it a modern, clean aesthetic
Upgraded lighting to brighten common areas and reduce energy use
Glass partition walls to create defined zones while maintaining an open feel
New furniture installations designed for durability and student comfort
Electrical upgrades to add more outlets and charging stations
Mechanical updates for improved air quality and climate control
Selective wall removals to open the floor plan and encourage community interaction
